Blue Quail RV Park is a brand new RV park in Hobbs, New Mexico. We offer month-to-month RV stays, and flexible cabin rentals.

To keep things comfortable for everyone, we keep a few park rules.

  • Quiet hours between 10:00 AM - 07:00 PM

  • Please respect your neighbors and shared spaces

  • Keep your site clean and orderly

  • Speed limit is 10 mph.

    • Blue Quail RV Park is a privately owned community.

    • Management reserves the right to refuse service to anyone.

    • Management may terminate tenancy for violation of park rules.

    • Rules may be amended with written notice.

    • All guests and occupants must comply with federal, state, and local laws.

    • Management decisions are final in matters concerning safety, appearance, and community standards.

    • All occupants 18+ must complete registration with valid government-issued ID.

    • RV make, model, year, and license plate must be listed.

    • Subleasing is prohibited.

    • Guests staying longer than 7 consecutive days must register.

    • Maximum occupancy: 3 adults per site.

    • An additional adult may be approved with management consent and additional monthly fee.

    • 10-year age limit. Units older than 10 years may be approved with photo submission and management discretion.

    • RVs must be well-maintained and free of visible damage, tarps, broken windows, or exterior deterioration.

    • Skirting must be professionally installed if used.

    • Exterior modifications require written approval.

    • Rent due on the 1st of each month. Late fee assessed after 5 days.

    • Returned payment fees apply.

    • Discounted rate available for 6+ month commitments.

    • Military, first responder, and veteran discounts available with documentation.

    • Quiet Hours: 10:00 PM – 6:00 AM.

    • No excessive noise, loud music, or vehicle idling.

    • Generators permitted only during power outages.

    • Speed limit: 10 mph.

    • No inoperable vehicles or major repairs on site.

    • Oilfield trucks and company vehicles permitted.

    • Heavy equipment trailers not permitted.

    • Additional vehicles require approval.

    • Sites must remain clean and uncluttered.

    • No indoor furniture outdoors, appliances outside, debris, or hazardous storage.

    • No permanent structures without approval.

    • Maximum weight: 50 lbs per animal.

    • All pets must be leashed; owners must clean up immediately.

    • Current vaccination records required.

    • Exceptions for certain breeds may be given in writing by Park Management on a case-by-case basis with documentary support.

    • Service dogs allowed per New Mexico law with proper documentation.

    • Any dog allowed on the property is at full discretion of management and may be removed for any reason.

    • No illegal drugs, disorderly conduct, harassment, or firearms discharge.

    • Violations may result in immediate termination.

    • No open campfires.

    • Grills allowed with proper clearance.

    • Fireworks prohibited.

    • No hazardous material storage.

    • Property under 24-hour video surveillance.

    • Management not responsible for theft or damage; tenants must secure their property.

    • Management maintains infrastructure.

    • Tenants responsible for hoses, surge protection, sewer connections, and site cleanliness.

    • Management may enter site for maintenance or emergency.

    • Violations may result in written warning, notice to cure, or termination.

    • Failure to pay rent may result in eviction under New Mexico law.
